A lot of hard-work towards the back-end of 2024 has lead to unbelievable start to 2025.
January has seen the NHG complete on two properties, the first a nostalgic purchase in Caernarfon and the second an 8 bed development in Bull-Bay, both properties will strengthen our holiday let offering in North Wales.
We are actively pursuing and in discussions on a number of other opportunities in key target areas within North Wales and are positive 2025 will be the best year to date in delivering on our business aspirations and objectives.
With the implementation of Article 4 in September, hurdles in obtaining planning permission, among other more concerning personal issues, 2024 has certainly been a challenging year for the Neighbourhood Group however it has certainly been rewarding in the completion of Orchard Cottage, additional Buy-To-Let investments, strengthened relationships in our target region of North Wales.
In May 2024 we completed the renovation of Orchard Cottage and opened the doors to our first guests, ever since we have maintained a 5*rating with excellent guest reviews throughout the year with 100& occupancy levels over weekends since the first weekend of opening.
A long time in the waiting, yet in October 2024 we were granted planning permission for 9 holiday units via an LDC on the outskirts of Caernarfon. There is still work to on the site to ensure the viability of the scheme but a great start none the less.
The Implementation of Article 4 has certainly impacted our business, on the back of this directive, unfortunately NHG had to pull out of Tyddyn Bistle due to the risks involved in securing planning permission for C6 use required to utilise the property for short term holiday let use.
We are excited to announce the agreement (STP) on our next holiday let development in North Wales. We expect to complete early in 2024, commencing works on-site Q1/Q2 2024 upon the completion of Orchard Cottage. When complete this will provide a mixture of two and three bed holiday let units around a central courtyard.
As we expand our business we are pleased to have bolstered our team with additional members to assist in delivering our on-site operations.

Neighbourhood Lettings have completed on the purchase of 92 Lord Street in Leigh, Greater Manchester.
A full internal and external refurbishment on the property is required to bring the property up to the Neighbourhood Standard before we offer to the rental market.
